OWNERSHIP OPTIONS

Doornkop Fish and Wildlife Reserve offers three categories of ownership options, namely:

i. Selected weeks in preferred seasons (timeshare)
ii. Syndication
iii. Outright ownership with full title.

All three options provide an exclusive right of use of Doornkop in perpetuity. Irrespective of the form of ownership all chalets and lodges at Doornkop are to be constructed out of stone and thatch to blend with the environment. Timeshare and syndication chalets are fully equipped for self catering, luxuriously appointed and serviced daily. Each chalet has at least one fireplace, is equipped with under floor heating and has a private boma.

i. Selected weeks in preferred seasons ( bond free shareblock)

With this option the investor acquires a week or more in the chalet/s and season/s of choice. The weeks run from Friday to Friday. This exclusive right of use extends forever, is fully transferable and can be resold. If for some reason the owner cannot get to use the specific week/s purchased the following flexible options exist:

  1. An internal exchange can be requested to another time of the year within the same seasonal classification (Peak, High or Mid season).
  2. The week/s can be spacebanked with R.C.I. and used for local or international exchanges at any stage in the three year period following spacebanking according to R.C.I.'s seasonality rules. Local exchanges are points based and can be used to obtain full weeks, weekends or mid-weeks. Doornkop enjoys a R.I.D. grading testifying to the superb holiday experience on offer and an excellent points allocation to match.
  3. The week/s can be rented out.

Price

Price of investing in this option depends on the size of the chalet (3 or 4 bedrooms) and actual week in the year depending on whether it falls into Peak time (December or other Gauteng School Holidays), High season (Independent school holidays in August) or Mid season (Feb, May, Sept, Oct and Nov).

Annual maintenance fee (levy)

Every owner (including the developer who owns the balance of the unsold weeks) is required to pay a service fee (levy) to the shareblock company once per annum for each week owned. The levy is used towards covering the costs of daily servicing, maintenance, management and future refurbishment. By law no one may profit from the levy. All owners have the right to attend and vote at the AGM.

ii. Syndication (bond free shareblock)

Each syndicated chalet allows for 13 slots (syndicate members). This gives each member 4 weeks use per annum ) in perpetuity with one week falling in each season of the year (Spring, Summer, Autumn and Winter). The weeks run Friday to Friday. The allocated weeks are rotated forward by a week each year which means that by the 12th year each member would have occupied every week in the year. Should a syndicate member be unable to use his/her allocated week/s in a particular year the following options exist :

  1. An internal exchange to another week may be requested via the syndicate secretary.
  2. The week/s can be spacebanked with R.C.I. and used for local or international exchanges at any stage in the three year period following spacebanking according to R.C.I.'s seasonality rules. Local exchanges are points based and can be used to obtain full weeks, weekends or mid-weeks. Doornkop enjoys a R.I.D. grading testifying to the superb holiday experience on offer and an excellent points allocation to match.
  3. The week/s can be rented out.

Price

Price of a syndicate slot depends on whether preference is for a 3 bedroom simplex, 4 bedroom simplex, 4 bedroom duplex or 5 bedroom simplex unit.

A 5 bedroom simplex unit

iii. Outright ownership - Full freehold title.

Two options exist, namely:

  1. 1 hectare site only
  2. 1 hectare site with chalet/lodge built according to existing timeshare or syndication plans

  1. 1 hectare site only

Two types of stands are being offered namely, Waterfront stands and Bush stands. Water front stands overlook the Swartwater Spruit. Transformers have been provided by the developer. Full title owners must install their own electrical connection and meter, build a french drain and install a septic tank at own cost. They have the option of contracting the Developer's builder (subject to conditions) or they may design their own lodge and use their own builder provided that building commences within 12 months of purchase and that building is completed within a further 12 months. All buildings must be in accordance with the building rules (stone and thatch) and approved by the aesthetics committee. All stand owners must become members of the Doornkop Fish and Wildlife Reserve Section 21 Company and will have 1 vote. A monthly service fee will be payable to the Section 21 Company to cover the upkeep of roads, reserve maintenance, security etc. Water and Electricity will be charged according to consumption. Full title owners are responsible for their own insurance.

  1. 1 hectare site with chalet built according to existing timeshare or syndication plans

    A purchaser may buy a site with a completed lodge or one under construction. Three months are needed to build using the Developer's designs. All other details are as for "a" above.

  2. In the case of timeshare or syndication, your preferred number of bedrooms (3, 4 or 5) .
  3. In the case of timeshare, your preferred week/s in the year.

PAYMENT OPTIONS.

i. Timeshare and syndication

A deposit amounting to 30% of the purchase price is required to secure ownership of a week or a syndicate slot. The balance can be settled interest free over 6 months (equal payments) or financed up to 60 months. Credit cards are accepted for deposit payments.

ii. Outright ownership

A 15% deposit is required to secure the 1 hectare site. The balance to be paid in cash on transfer. Alternatively 6 equal P.D. cheques will be accepted (no interest charged) with transfer taking place once paid in full. Where bond financing is necessary, bond approval is required within 21 days of signature on the sale agreement. Bond registration costs are for the purchaser's own account. Alternatively, the Developer will finance a purchaser over a maximum of 36 months at prime plus 4 fluctuating on receipt of a 30% deposit. Until such time as the unit is built all monies received are deposited into the Bell, Dewar and Hall, Doornkop Fish and Wildlife Reserve Investment account.
