Prime real estate adjoining unfenced sections of the Kruger Park is virtually unobtainable. If and when such land becomes available it costs millions and is snapped up by Developers and/or the Super Wealthy. When it adjoins and overlooks a major perennial river such as the Crocodile River its value is increased even further because of the superior wildlife viewing opportunities offered in riparian habitats. Such is the setting of Ngwenya Lodge. At Ngwenya Lodge game park enthusiasts can acquire ownership of the exact number of weeks in the seasons of their choice for visiting the Park - a much more practical and affordable alternative to outright ownership in the context of Kruger Park holidays. The cost of this option is hundreds of thousands of rands less than that of outright ownership in the same setting. Furthermore, the use efficiency of the investment is much higher and theres no wasted capital outlay for unusable time. R.C.I. affiliation: Of added value is Ngwenya's affiliation to R.C.I., the worldwide holiday exchange network. In a nutshell this means that besides being able to use Ngwenya Lodge for Kruger Park holidays you have the capacity to save and exchange the time you own at Ngwenya for holidays elsewhere, either locally or abroad, in the same or other seasons. R.C.I. exchanges provide the most cost-effective means for rand earning South Africans to holiday abroad. These savings alone yield a considerable tax free return on your holiday investment at Ngwenya Lodge. Ngwenya enjoys a huge demand from both local and international timeshare owners wanting to be close to the Kruger Park. It is, however, extremely difficult to exchange into the riverfront units at Ngwenya because the owners of these units have specifically purchased them to use at the Kruger Park. In other words the demand for space at Ngwenya exceeds the supply of weeks available to the R.C.I. spacebank. This benefits the investment in various ways. Purchase price Purchase price depends on:
The transfer cost per week is a nominal R114 (2001) which is invoiced on final payment. We will gladly provide you with a quotation but you first need to specify the chalet size which suits you best and your seasons of choice for visiting the Kruger Park. Once we know these details we will also be able to tell you what weeks we have available. Theres no doubt that an investment in holiday ownership at Ngwenya saves thousands of rands over a lifetime of game park holidays. Payment options A variety of easy payment options are available. A minimum deposit of 35% of the net purchase price is required to secure the investment. For cash purchasers we offer interest free payments over 6 months (35% deposit required) or 12 months (60% deposit required). Payments can be made via post-dated cheques, credit card or debit order. Alternatively, guaranteed financing from 2 to 10 years is available to suit your monthly budget with repayments made via a debit order. All owners pay a service fee (levy) once per annum per week owned (payable by 1st March each year) to cover the cost of daily servicing, the washing and changing of linen and towels, the use of water and electricity, television, insurance, the upkeep of the common property (gardens, swimming pool etc), future refurbishment and replacement, resort administration, reception and security. Levies for 2001 come in at around R30 per person per day assuming full occupancy of the unit. It is important to understand that it is prohibited by law for anyone to profit from the service fee. Any excess of income over expenditure goes into the levy reserve fund. As at 2000, the levy reserve fund was sitting at close on a million rand (2000). Financial records of income and expenditure are presented to shareholders and decisions regarding annual increments are taken by the owners association at the A.G.M.. Historically levy increases at Ngwenya have been in line with inflation: 13.5% for 1996/1997; 9.5% for 1997/1998; 8.4% for 1998/99; 8.7% for 1999/2000 and 6.5% for 2000/2001.
