The Site The land better known as “Signal Hill” is perched above the ocean with 180 degree views out to sea, overlooking 620 meters of private beach front coast line. It is situated between Ponta D’ Ouro and Ponta Molangane, on the most sought after stretch of Moçambique’s coast line. This specific land mark has also been mentioned a few times in “Divers Magazine”. Most of the diving operators take their divers to the coral reef situated in front of Signal Hill, approximately 400 meters into the sea.

Types of Ownership

1.OUTRIGHT SALES

Each villa will be registered in a Limitada Company in Moçambique (i.e – One Coral Da Casa, Two Coral da Casa).
The owner/buyer will own 100% of the shares in the registered company and all the relative documents are signed in the presence of a notary in Maputo.
2.FRACTIONAL OWNERSHIP

Fractional ownership originated in the U.S.A. in the 1980's, initially in the private jet market. It was soon extended into luxury yachts, and shortly thereafter into the leisure property market. Fractional ownership has been the fastest growing sector in the property markets in both the U.S.A. and Europe in the last 3 years. It is a shared view of the local industry leaders that Fractional ownership will be the fastest growing sector of the S.A. property market in the next 3 years

3.FINANCE OPTIONS

There are two mortgage bond options available, either through Barclays Moçambique or alternatively ABSA South Africa.

Barclays
Mortgage Bonds can be granted on the villa to qualifying clients according to bank criteria.

ABSA – “BEST OF THE BEST”

Mortgage Bonds can be granted on security/property in South Africa to qualifying clients according to bank criteria.







The development will consist of 20 privately and sectional title owned holiday Log Homes which will be complimented by a leisure area comprising of restaurant, bar and swimming pool. A unit will consist of 3 bedrooms, 2 bathrooms (main bedroom En suite with dressing room) Open plan kitchen, dining and living room, as well as covered veranda and built in cupboards - see attached, page 2 floor plan .
